AS4 is a canonical, machine-legible discovery infrastructure. It helps people, search engines and conversational systems understand who a business or person is, what they do, where they operate and where the authoritative account can be found.
Information about a business is commonly scattered across websites, directories, portals, social media, biographies, listings and third-party databases.
Some may be accurate. Some may be incomplete, duplicated, disconnected or out of date. AS4 brings those fragments into a clearer, attributable and maintainable form.

Branded Truth
The authoritative account of a business that its people are prepared to stand behind publicly—not a slogan or unsupported advertising.
Brand-site
A structured, attributable and readable home for a Branded Truth. It complements a conventional website rather than necessarily replacing it.
AS4 Score
An indication of how clearly and completely AS4 can understand and connect an identity. It is not a rating, award or league-table position, and it cannot be bought.
Nest
A connected group of offices operating as part of the same agency.
Well
The meaningful operating geography associated with an individual office.
Rookery
A wider concentration of relationships between agents, offices and property markets.
Flight

Why AS4 begins with property
Property businesses are difficult for machines to understand accurately. An agent’s real operating area may not follow a postcode boundary, while its people, brands and services may be poorly connected online.
AS4’s property foundation encompasses tens of thousands of estate- and letting-agent branches.
The purpose is not another closed portal or a directory in which visibility depends entirely on payment. AS4 begins with the existence of the market and works to improve how clearly its participants can be understood.

A living geography
Estate agency operates through local knowledge, reputation, relationships, historic activity and overlapping markets. AS4 uses Nests, Wells, Rookeries and Flights to describe that geography more meaningfully.
AS4 publishes the resulting explanation where useful. It does not publish the complete classification system used to produce it.
VOLTS
Filters identify what fits inside predetermined boxes. VOLTS is intended to help machines understand the context behind a request—not merely match price, postcode, bedrooms, property type and radius.

Evidence and professional judgement
AS4 recorded a pre-inspection evidence-based indication of £411,005. The property subsequently sold for £410,000.
This single example is not proof that AS4 can predict every sale price, nor does it establish a universal accuracy rate. It demonstrates the value of aligning relevant evidence before experienced professional judgement is applied.
The first working brand-site
Created with Andrew Cadwallader, the Samuel Wood brand-site gives people and machines a coherent account of the independent Shropshire agent: its people, history, offices, services, geography and way of working.
It does not attempt to replace Samuel Wood’s existing website. It helps explain the business behind that website.
A deliberately qualified claim
We believe this may be the world’s first brand-site created by a canonical AI-discovery infrastructure to establish and demonstrate its own Branded Truth for people, search engines and conversational AI.
An AS4 brand-site has a different purpose. It forms part of the canonical discovery infrastructure it describes.
AS4 is applying to itself the same principle it applies to others: define the entity; establish the authoritative account; connect its people, purpose and evidence; make that account understandable to people and machines; and keep it current.
This brand-site is not merely a description of the product. It is the product demonstrating itself.

Businesses should not have to surrender their identity and customer relationship merely to be discovered.
A smaller independent business may be the best answer even when it is not the biggest advertiser.
If a claim matters, it should be explainable, attributable and kept current.
Technology should help experienced people reach better-informed decisions.
Real operating geography is shaped by people, activity, reputation and relationships.
AS4 helps somebody find the appropriate organisation. It is not designed to stand permanently between them.
Who is behind AS4?
Robert has spent decades working across estate agency, property software, market evidence and professional practice, including CFPwinMan, Rummage4 and MySSTC.
His preferred description is Founder and Quartermaster.
Tim joined Robert as a business partner and leads the commercial and operational side of AS4.
Formerly with Savills and RICS-qualified, Tim brings experience in property information, data rooms, searches and conveyancing infrastructure. Tim is not a co-founder of AS4.
Tristan has been the technical architect of AS4 from the beginning. He has built the platform and its front end, turning the underlying concepts into working technology.
No additional corporate title is claimed here.
